Preparation

We offer a service to our sellers, if needed, where we will pay for all the cosmetic improvements in the home and get reimbursed at closing. 10 Foster is an example where the sellers used this service.

Dani and our Listing manager Susan, came into the home and recommended neutralizing and cleaning up the interior with a fresh coat of paint throughout and replacing some of the carpet in the living areas with LVP.

Susan contacted contractors and presented the sellers with several quotes. Once the sellers approved the work and selected the contractor, a budget was prepared and we got to work! Susan manages the entire project from start to finish to ensure that everything quoted is completed.

Staging

Next up was our staging manager, Lisa. We have about 20 homes worth of furniture in our warehouse that cater to many different house styles. Completely staging a home (either vacant or occupied) is part of the package when you choose to work with MA Properties. 

Lisa came up with a staging plan, sent it to our sellers for their review, and then our staging team got busy staging every room in the house.  

Preparation may be key, but staging is what creates that 'wow' factor when buyers walk in the door. The aim is to evoke the emotions of the buyer to visualize how they can live in the home, creating that 'I have to have the home' feeling.

Marketing

Glenn, our marketing manager, then created a marketing plan for this home. Part of the marketing plan involves a 3D tour where buyers can virtually experience the home in their own time and place (even while out of state or overseas!), a dollhouse view of the home where buyers can view what rooms are above or below others, a video which shows them the key components of the home, a floorplan where they can easily see the home's layout, and lots of photos. Using these digital assets, we run social media ad campaigns for the home and send targeted emails to buyers who have been to an Open House of a similar price point in the same town.

The whole goal is to excite buyers to “experience” the home and imagine living there before they've even stepped through the door.

Our Open Houses are welcoming and play a part in this process. The first Saturday Open House will have live music, either a guitarist or pianist, and cookies. It all helps the visceral feel a buyer has when they walk in the door and keeps the kids happy as well!

Listing Photos and Video

The home was priced to attract buyers and presented beautifully. After 5 days, lots of private showings and groups through the open houses, our seller received 5 offers.
